What is included in the square foot rate?
The square foot rate includes 2D/3D design, structural engineering, all raw materials (steel, cement, sand, blocks), labor, flooring, plumbing, electricals, doors, windows, painting, sump, overhead tank, and anti-termite treatment as specified in your package.
Can I customize materials or brands within a package?
Yes! If you want to upgrade tile allowances, sanitaryware brands, or teak wood specifications, we adjust the difference in the Bill of Quantities (BOQ) with complete price transparency.
How are stage payments structured during construction?
Payments are strictly milestone-based linked to physical progress: Foundation completion, Slab casting (floor-by-floor), Blockwork & Plastering, Flooring & Plumbing, Finishing & Handover.
Are compound walls and gate costs included in the package?
Basic main gates are included in the package MS works. Compound walls, sump expansion beyond package limits, and EB connection charges are billed separately based on actual site dimensions.
